Analysis of existing framing, and design of reinforcement of historic framing on the 19th century barns and pavilion for the installation of new slate roofs. Structural design related to the interior renovation of the existing Guest House. Upon removal of the interior finished it was determined that the existing framing was not resulting in a continuous load path. Significant reinforcing of the floor framing, roof framing, and foundations were required. The majority of our work was done on the original farm house. A two-story addition was added to the south end of the house. The addition houses an indoor pool on the first floor and new living space on the second. The pool structure and the mechanical basement below is framed with poured-in-place concrete beams and slabs. The second floor above the pool is framed with 12”x24” solid sawn Douglas Fir beams spanning 32’. The beams are spaced at roughly 7’-6” c/c and support wood I-joist floor framing. The roof is a combination of pre-engineered wood roof trusses and conventionally framed wood rafters.
